What are my payment obligations to the Project?

As a Grower you are liable to pay both licence fees and management fees on a yearly basis. The invoicing structure for each Project is different, and is outlined below.

Project One:

Licence Fees – invoiced quarterly in March, June, September and December of each year and payable by the end of that quarter.

Management Fees – invoiced annually in June of each year and payable by the end of that month.

Project Two – Stage 1
:
Licence and Management Fees are combined on the one invoice, and are billed in March of each year payable by 31 March.

Project Two – Stage 2:
As above. A once off partial payment of the management fee is also payable in October 2003. The balance is payable in March 2004 and for each following year in March.

Do I need to register for an Australian Business Number?

Although the original documentation signed by investors requested a Tax File Number that documentation predated the GST regime and has been superseded.

All investors in the Coonawarra Premium Vineyards Project have been advised to obtain an Australian Business Number as they are conducting a business of growing and cultivating grapes. This makes them eligible to obtain an ABN and register for GST.

For investors not quoting an ABN we are required by law to withhold 46.5% of income distributed from the sale of grapes and forward it to the Australian Taxation Office.

How do I claim back ABN withholding tax?

Withholding tax applied to vintage distributions can be claimed back from the Australian Taxation Office via your income tax return once registered with an ABN.

I’ve sold my units in CAPT, why do I still pay Licence Fees?

As a Grower in the Project you are required to pay rent to the land owner for use of the land that you are using to grow grapes. In this instance the land owner is Coonawarra Australia Property Trust. Selling your units in the Property Trust does not void your responsibility as Grower.

Can I sell my Interest in the Project?

Project 1

With the Property Trust being listed on the Australian Stock Exchange (code:CNR), you are able to buy and sell trust units on ASX. Please note that if you sell all/some of your units in Coonawarra Australia Property Trust you are still liable as a Grower to pay licence fees to the Trust. However, you would no longer receive any distributions from the Trust.

Grower units are not listed and there is no open market for their sale.  If you wish, you may inform us in writing if you have any interest in selling your Grower Units. Should any party express an interest in acquiring units in the Project we can put them in contact with you. Presently there are no parties expressing an interest to acquire Grower units.

What is the value of my investment?

Project 1

Grower Units:
As the Grower Units are illiquid, as there is no open market for their sale. The initial purchase price was $8,500.00 per unit. (excl. GST as GST had not been introduced at the time the units were issued).

Trust Units:
The original purchase price was $654 per unit. (excl. GST). Upon listing on ASX each unit in the trust was converted into 6,250 units in CAPT.
